OUR HOME BUILDING PROCESS

6 simple steps

To best understand how modular homes work, find out the key stages of our purchasing and building process. And we'll keep you informed every step of the process.

01
CHOICE OF MODEL

Elements we manage for you

During the first meeting, we determine the model from our collection that best suits your budget and your needs. Once the house model has been selected, we prepare and provide you with a quotation estimate according to the standard model and the suggested standard material choices and ranges. Subsequently, the quotation is signed and a deposit is required. An Expert Maison estimator will have validated the quotation estimate so that it is well-aligned with the plan and the choice of materials. The sales contract must then be signed to continue the project further.

Elements you manage yourself to save

Before meeting your Expert Maison advisor, we suggest you visit your financial institution to obtain a mortgage pre-approval to determine your borrowing capacity and your budget and to apply for a loan. Also, you need to have found your lot and have purchased it, unless you are in the process of doing so. You'll also need to take into account the costs of some works left to be done in order to complete your modular home project such as the foundation, the basement and some interior finishing works.

CHOICE OF FINISHINGS

At Expert Maison, our design team takes great care in optimizing and predetermining all exterior and interior finishes, product and color arrangements and schemes according to each home style in our range, preferred trends and supply availability. Our predesigned concept including well-planned home design layouts as well as predetermined equipements, trims & finishes that aim to minimize planning delays, delivery lead times and supply shortages caused by the pandemic. We craft the best mixes to provide you with the best results for your home project.

Elements you manage yourself to save

You need to get an application for building permit. Contact your municipality, town hall, city council or other authority depending on where you are building to find out what the current urban planning standards are. You need to forward this information to our technical department as well as collect all additional information that have an incidence on the construction to facilitate the evolution of your project in our pipeline.

PRE-PRODUCTION

The project is then handed over to our technical department. An architectural technologist can therefore go ahead and carry out the final house plan taking into account all of the information gathered and recorded beforehand. The final house plan is then approved by you and your authorization signature is required for the start of the pre-production process to begin. At this point, a pre-production release deposit is required.

You apply for a building permit. You submit the final house building plan to your municipality, town hall, city council or other authority depending on where you intend to build. You need to meet your lender or financial institution to get proof of mortgage approval.

PRODUCTION

Elements we manage for you

When the final plan of the house is approved and then drawn for manufacturing, the building permit, the production deposit, the proof of financing and all the necessary documents are received, we can start the production of the house in our factory.

Elements you manage yourself to save

During this time, you coordinate the excavation and foundation works (depending on the type of foundation chosen). You make sure that the water, sewer, and electricity services are in place and ready to receive your new home on your land according to the expected delivery date on site.
05
DELIVERY & INSTALLATION

Elements we manage for you

When the construction of the house is finished at the factory and it is ready to be delivered to the job site, a final factory quality control verification is carried out before loading. We take charge of the delivery and installation of the house modules on your foundations. Our site team takes care of the module connections and joinery on site.

Elements you manage yourself to save

You make the required payment before delivery and installation of the house on site. Payment must be received 48 hours before the house leaves our factory.
06
COMPLETION OF INSTALLATION

Elements we manage for you

Our site team finalizes the last works including the exterior finishes and the installation of the pre-assembled sections of the front balcony (as per plan and specifications). The final home inspection is done when the work is completed following delivery.

Elements you manage yourself to save

You coordinate and/or carry out the remaining interior finishing works i.e., plastering, painting, flooring, basement finishing (as needed) and other finishes as desired.

PREBUILT IN FACTORY - PREFABRICATED IN MODULES

Elements we manage for you

STRUCTURE: FLOORS, WALLS AND ROOF
The prefabricated and factory-built house modules include floors, R29.76 walls, R52.08 roof, high performance 6000°day insulation, Energy Star doors & windows, roofing and roofing underlay, exterior siding, drywall, kitchen and bathroom cabinets, bathroom equipment, plumbing and electricity (as per plan & specifications). GCR New Home Warranty, Quebec provincial plan.
DOORS AND WINDOWS INSTALLATION
Steel entrance door, patio door and energy-efficient PVC windows Energy Star certified (as per product selection, plan & specifications) and installation.
EXTERIOR FINISHING WORKS AND INSTALLATION
Exterior siding (materials as per plan & specifications), decorative ornament (as per plan and specifications), asphalt shingles roofing (as per plan & specifications), soffits and roof fascia and installation. Exterior light fittings and installation.
INTERIOR FINISHING WORKS AND INSTALLATION
Drywall, interior doors, handles and hardware and installation (as per plan & specifications). Wardrobe shelving supplied (loose, uncut, uninstalled) (as per plan & specifications). Baseboards and trims supplied (loose, uncut, uninstalled).
KITCHEN AND BATHROOM CABINETS & INSTALLATION
Kitchen, bathroom and powder room cabinets, counters, handles, hardware, range hood and installation (as per plan & specifications).
PLUMBING PACKAGE AND EQUIPMENT
Predefined sanitary equipment including bathtub, shower, toilet, sink, washbasin, taps, water pipes and installation up to module floor level (as per plan & specifications).
ELECTRICITY PACKAGE AND EQUIPMENT
200-amp pre-wired and connected electrical panel. Electric wiring, electrical baseboards, wall switches, plates and outlets, exterior light fittings, and interior downlights (as per plan & specifications).
VENTILATION PACKAGE & EQUIPMENT
Air exchanger - HRV heat recovery ventilator system supplied and factory-preinstalled ducts. Central vacuuming and factory-preinstalled ducts (first and second floor ducts preinstalled up to floor module as per plan & specifications). Vacuum not supplied.
DELIVERY: TRANSPORT AND CRANE
Delivery and transport of the house modules to the site by road up to 300km from our factory in Rivière-du-Loup included. Beyond 300km to the destination address, transport costs extra apply. Installation of modules by crane. Installation on a typical lot included, additional costs for remote areas may apply. Certain conditions may apply depending on the lot type or atypical lot.
FRONT BALCONY & INSTALLATION (as per plan and specifications)
Prefabrication of the front balcony and exterior steps in treated wood (as per to plan & specifications) supplied and installed. Exterior beams and columns in decorative and/or structural wood (as per to plan & specifications) supplied and installed. Transport to the construction site.
SITE INSTALLATION and ZIPPING
Field inspection before delivery. Delivery of the modules by road (as per plan & specifications). Installation of the modules by crane on your foundation. Installation and waterproofing of modules and gables (as per plan & specifications). Inter module connection. Electricity, plumbing, and ventilation inter module connections. Completion of exterior siding, soffits, and fascia (as per plan & specifications). Quality control inspection upon handing over the keys.

EASY SAVINGS FOR YOUR PROJECT

BEFORE DELIVERY - LOT & SERVICES
You need to provide for : Purchase of your lot. Site access. Connections to public or private services (water, sewer, electricity or well, septic tank, internet, etc.). Professional services fees: soil study, surveyor, notary, financing, building permit, certificate of location, site plan, engineer (if needed), adaptation for seismic zone, transfer costs, etc.
BEFORE DELIVERY - EXCAVATION, FOUNDATION AND BACKFILL
You need to provide for : Costs, coordination and execution of excavation, foundation, and backfilling works of foundation.
AFTER DELIVERY - ELECTRICITY AND PLUMBING CONNECTIONS
You need to provide for : Costs and coordination of subcontractors for connections to services (electricity, water, sewer, internet) to the private or public distribution network. Costs and coordination of installation and calibration of the air exchanger HRV. Purchase and installation costs of the central vacuum and accessories (ducts pre-installed at the factory up to the module floor level). Purchase and installation costs of the water heater. Installation of drain system under foundation slab.
AFTER DELIVERY - INTERIOR FINISHES: PLASTERING, PAINTING, FLOORING AND CERAMICS
You need to provide for : Material and costs of plastering, painting, floor covering, floor reinforcement for ceramic and ceramics; installation of the shower door; installation of shower faucets after ceramic; toilet installation after floor covering. Cutting and installation of baseboards and trims around doors and windows after floor coverings. Cutting and installation of wardrobe racking & shelving after painting work.
AFTER DELIVERY - BASEMENT (UNFINISHED) TO FINISH
You need to provide for : Materials and costs of coordinating and carrying out the interior finishing work of the basement: installation of the basement slab, insulation of the foundation walls, drywalling around foundation, basement windows and installation of divisions, electricity, plumbing and sanitary equipment, drywalling, basement stairwell and staircase, plastering, painting, floor coverings and others.
AFTER DELIVERY - OtherS
You need to provide for : Interior decorations and decorative light fittings (other than plan & specifications). Gutters and installation. Landscaping and asphalting driveway. Fireplace and preparation. Garage. Shed, Patio. Etc.
